The Residential Conveyancing Process
While every property transaction is different, most residential sales and purchases follow the same key stages.
- Offer accepted and solicitors instructed
Once an offer is accepted, both the buyer and seller instruct their solicitors to begin the legal process. - Contract papers prepared
The seller completes the required property information forms, and the seller’s solicitors obtain the title documents and prepare the contract pack, which is sent to the buyer’s solicitors. - Searches and investigations
The buyer’s solicitors carry out the necessary searches, and the buyer may arrange a survey or valuation. Any additional enquiries needed are raised and dealt with between the solicitors. - Mortgage offer and exchange preparation
When searches and enquiries are complete and a mortgage offer has been received (if applicable), both parties sign the contract. The buyer pays the deposit, a completion date is agreed, and contracts are formally exchanged. - Exchange of contracts
At exchange, the transaction becomes legally binding, and the completion date is fixed. - Completion
On the completion date, the balance of the purchase price is transferred, ownership of the property changes hands, and the buyer can collect the keys. - After completion
The seller’s solicitor redeems any existing mortgages, and the buyer’s solicitor deals with stamp duty and registers the buyer as the new owner at the Land Registry.
Timescales
On average, a residential conveyancing transaction takes between 6 and 12 weeks from an offer being accepted to completion. Transactions can take longer where there is a property chain or more complex issues to resolve.

Disbursements are third-party costs payable to organisations such as the Land Registry and will vary depending on the nature of the transaction. We will always explain these costs to you in advance.
